Are you interested in a rental home through 365Makelaardij? On this page, we explain step by step how our rental process works. This way you know exactly what to expect, which conditions apply and how a property is allocated.

We aim for a transparent, fair and professional rental process for both tenants and landlords.

No mediation fees

365Makelaardij does not charge tenants mediation fees or other fees. Our services are paid exclusively by the landlord.

Viewings are requested online

Viewings can only be requested digitally via our website, Funda or Pararius.

Documents after the viewing

In most cases, we only request documents after you have viewed a property and indicated that you want to rent it.

No status updates by phone

Due to the large number of responses, we cannot provide status updates by phone. If there is a next step for you, we will contact you.

This is how the rental process works

The steps below show how responding, viewing, screening and allocation work.

View available listings

All our current rental listings are published on our website and on property platforms such as Funda and Pararius.

Always read the listing carefully before you respond. It contains important conditions, such as:

  • Income requirements
  • Any target group criteria
  • Available rental period
  • Housing requirements
  • Other specific requirements from the landlord

Respond and request a viewing

Requesting a viewing is done entirely digitally via our website. Viewings cannot be scheduled by phone.

Because there is often a lot of interest in rental homes, the general rule is: the sooner you respond, the greater the chance of being invited for a viewing.

The viewing

For rental properties, we regularly organise group viewings. This means that several interested parties view the property at the same time.

In principle, you do not need to provide any documents before the viewing.

After the viewing, you can indicate whether you actually want to rent the property.

Register for the property

Are you interested after the viewing? We will then send you information about providing the required details and documents.

Only complete files will be processed.

Depending on the situation, we may ask for, among other things:

  • A valid proof of identity
  • Recent payslips
  • Employer’s statement
  • Annual figures in case of self-employment
  • Other relevant (income) documents

Screening of the candidate tenant

When you want to rent the property and agree to the rental conditions, a screening may take place.

This screening may consist of:

  • Identity check
  • Check of income and financial capacity
  • Check of employment or source of income
  • Credit and payment check
  • Verification of submitted documents

How is the property allocated?

365Makelaardij applies a transparent and objective selection process.

A candidate who submits a complete file may be proposed to the landlord. The landlord ultimately decides to whom the property is awarded.

The assessment is based on objective criteria, such as:

  • Financial capacity
  • Reliability of the file
  • Outcome of any screening
  • Suitability within the stated rental conditions

After allocation

When the landlord decides to allocate the property to you, the following steps follow:

  • Drafting the rental agreement.
  • Signing the agreement.
  • Payment of the first rent period and any security deposit.
  • Scheduling the delivery inspection and key handover.

Do I pay mediation fees to 365Makelaardij?

Why do I need to provide documents?

To give the landlord certainty about the financial capacity and reliability of the candidate tenant.

How much do I need to earn to rent a property?

In many cases, the income requirement is 3x the rent as gross income. The income requirement is often stated in the listing. Check this carefully before responding.

When will I hear whether I have been invited for a viewing?

You can schedule a viewing yourself via the tool on our website. We only contact candidates who are invited for a viewing. Due to the high level of interest in rental homes, unfortunately it is not possible to answer all responses individually.

What happens if my file is not complete?

An incomplete file cannot be processed. Therefore, make sure that all requested documents are provided completely and correctly.

Can I use a guarantor?

Whether a guarantor is accepted differs per property and landlord. If this is possible, it will be indicated during the rental process.

Am I eligible as a self-employed entrepreneur?

Yes, self-employed entrepreneurs may also be eligible for a rental home. In that case, additional financial documents may be requested, such as annual figures or an accountant’s statement.

Why is a property still online even though viewings have already taken place?

A property often remains online until the landlord has definitively selected a candidate and all agreements have been recorded.

Can I ask about the status of my response by phone?

No. Due to the large number of responses, we cannot provide status updates by phone. If there is a next step for you, we will contact you.
