Renting out a purchased house

Renting out via the Leegstandwet is only possible with your own purchased property and is allowed when your property is demonstrably for sale. In the Leegstandwet, a number of provisions of the standard rental law are waived. A good example of this is that you must rent out your property for a minimum of 6 months. After this period, you can terminate the lease yourself, for example after selling the property, with a 3-month notice period for the tenant. • Your property is visibly for sale.
• You rent out your property for at least 6 months.
• The property is currently unoccupied.
• You don’t have more than two properties for sale for rent.

If you meet the above points, the chance of obtaining the permit is high. However, this depends on the municipality. A few small advantages:

• You can determine the rent yourself because the rental is not subject to the points system.
• You can terminate the agreement without reason with a legal notice period of three months. For example, if you have sold the property.

Renting out your purchased house with a mortgage
