Renting out a furnished home? Five tips.
If you plan to rent out your home furnished in Utrecht or Rotterdam, we advise the following:
1. Decorate your home with the ideal tenant in mind
The ambiance your décor exudes is crucial. Sometimes, this is even more important than the location, size, or layout of the house. If your ideal tenant is a high-end expat, ensure that your furnished home has an appeal that resonates with this demographic.

2. Choose modern and replaceable amenities
Tip: keep in mind that consumables like crockery and cutlery need to be replaced regularly due to wear and tear or simply breaking. Therefore, opt for replaceable items.
Again, keeping your ideal tenant in mind. Does the tenant expect an old-fashioned TV or a flat-screen? Do they wish for a dishwasher? Generally, tenants expect modern amenities in a furnished house. They expect a clean and modern coffee maker or microwave.
3. Neutral decoration
Decorate your home neutrally. Keep it simple. Tastes are personal, and the more neutral your home is decorated, the broader your audience becomes. For tenants, it is also nice to be able to mix their own style with the neutral décor. In practice, we see that these homes are rented out more quickly.
4. Ensure good hygiene
Feedback from tenants tells us that this is an important point. Mold in the bathroom and carpeting are reasons for them not to rent the property. Also, not tidying up and cleaning the house before a viewing are reasons to reject the property.
5. Be flexible
The willingness to turn a child’s room into an office space, or vice versa, greatly increases the number of interested parties. However, offering an unfurnished home with the mention that it can also be furnished does not help. A tenant wants to see what they are getting. Therefore, it is wiser to offer the home furnished and mention that unfurnished renting is an option. This way, you reach many more potential tenants. Also, consider the effort and cost of emptying the home and storing the furniture.
